The broad, tree-lined stretch between 1st and Beverly popped up in the 1920s as a shopping district serving adjacent Hancock Park and expanded north to Melrose over the years. Though rising rents have forced out many independent businesses, with some disputes even going to court, the sidewalk dining and locally owned boutiques still give the street a vibe you’d expect to find in Nantucket, not L.A. 

When I found this location, the tenants who were in the space made me write a business plan explaining what I wanted to do. They wanted to make sure I wasn’t going to ruin the neighborhood. Nobody comes down here to buy things they need; they come here to buy things they want. The clientele is very eclectic. I feel so connected with the stores on my block.
So many high-end boutiques have settled here, it could be called Beverly Hills West. A sprinkling of independent shops and restaurants help retain a laid-back vibe at this hub, made up of the Malibu Country Mart, Malibu Village, and Malibu Lumberyard (converted in 2009). Crowds build slowly as the day-trippers arrive. Whether shopping for an $1,800 dress at Morgane Le Fay or a $6 crystal from Malibu Shaman, you’ll find happy staff and a restful mix of sea air and rustic hills.

“I like the way the city has been revitalized, but not in a way that has ever robbed it of its old-timey feel. It fell into decline in the ’60s and ’70s, then the city started sprucing things, and that really gave the old town its ‘back East’ feel. Notice how there are few, if any, palm trees? That adds to the New England look, and many buildings have original brick facades from the late 1800s and early 1900s. We’re years behind the times in the way we live, too. I don’t have an e-mail address, a Web site, or even a cell phone—and you’ll find a lot of business owners are the same.
Black-suited Orthodox Jews, tattooed hipsters, and well-heeled suburbanites converge on this historic artery that links L.A. with Beverly Hills. Charming prewar buildings lining the stretch between La Brea and Fairfax include shops and restaurants that are just as likely to celebrate ages-old pottery as they are to offer the latest in sustainable cuisine. CBS Television City and Quentin Tarantino’s New Beverly Cinema add a celebrity quotient.

What’s in a Name?
“Beverly,” like Beverly Hills, was inspired by the Beverly Farms community in Massachusetts. The street was named in 1921.

Several affluent communities call the Palos Verdes peninsula home. The main dining and retail outlets are clustered in Rolling Hills Estates at the Peninsula Center, a hodgepodge of development. A handful of independent operations thrive here—especially along adjacent Deep Valley Drive—and at nearby Malaga Cove Plaza in Palos Verdes Estates. The plaza, the brainchild of Frederick Law Olmsted Jr., has an Italian Renaissance elegance. With so much natural beauty and tranquillity (the peninsula is a half hour from any freeway), you’re just as likely to run into artists bewitched by the landscape as you are millionaires.

Yes, there is a massive surf shop, and young things do saunter by in flip-flops and bikini tops. But there is an unbeachy feel to Main Street in Santa Monica. Just two blocks east of the Pacific, its tree-canopied sidewalks and occasional Victorian buildings evoke a small-town atmosphere. It’s neither as funky as Venice nor as touristy as the 3rd Street Promenade. Loyal locals have ensured that many businesses stick around for decades. Not that chains haven’t taken root—California’s first Ben & Jerry’s and L.A.’s first Starbucks reside here, but even their storefronts have acquired a well-worn patina (maybe it’s that sea air).

The colors range from celery to mushroom (no boring primaries), and beachgoers will beam at the infant sun hats. » 2447 Main St., 310-452-7999.

The sausage is house-made and the wine list deep, in keeping with the place’s other role as a wine bar. Eighties music glances off the white-glazed brick walls and rustic wood tables, which look even more picturesque in the soft lighting. » 2000 Main St., 310-396-9250.

The surrounding residences are a gallery of great regional architecture, from Craftsman to Spanish colonial to postwar ranch, and compose one of the country’s most affluent communities. Locals shop along a tree-lined section of Mission Street or on sunstruck Huntington Drive. Mom-and-pop businesses are the norm and make for inviting spots to eat or browse in tandem with a visit to the Huntington.

1. The Frame Shop Ltd.
If you want to collect like a railroad baron, this is the place for you. Lexington Place
The Kentucky roots of owner Dinah Roberts are apparent in the Melmac plates embellished with racetrack scenes and the other horsey paraphernalia. The reasonable prices encourage picking up one more decorative item to enhance the family domicile. » 2557 Mission St., 626-441-5559.

San Marino Seafood Market
Proprietor George Banks was an avid fisherman before he took over this former sandwich shop and started plying the fruits of the sea seven days a week.
Developers John Merrill and George Peck flipped a coin in 1901, or so the story goes, to see who would name the beach enclave. Merrill, a New Yorker by birth, won. These days the real estate between El Segundo to the north and Hermosa Beach to the south is among the county’s priciest. The 91-year- old pier remains a much photographed spot, and in its shadows the sport of beach volleyball came of age. The town was a bedroom community for the aerospace industry, while artisans flocked to work at the Metlox pottery factory after it opened in 1927. The plant is now the site of a luxe retail plaza that mirrors the showy homes.

The shop offers a weekly storytime session and regular author appearances (Mona Simpson, Kelly Corrigan, Lisa See). The surfing section is rad, naturally. Coffee and doughnuts are served just inside the Dutch doors, and the selection of special occasion cards is praise-worthy. » 904 Manhattan Ave., 310-318-0900.

Just the Facts
Population: 34,000. Local landmark: The old Manhattan Beach lives on at Ercole’s, a classic dive bar that opened in 1927 and does not take credit cards. Pay to stay: Bring lots of change, go to the lowest level of the Metlox parking structure, and buy up to ten hours. Good sports: Clipper phenom Blake Griffin and Laker stalwarts Luke Walton and Brian Shaw are among the many pro athletes who reside here. Star turns: Look for the pier in the film version of Starsky & Hutch, in the finale of Falling Down, and in a Point Break cameo.

The homes and yards are showy, dotted in places with old walnut trees; in the 1890s, Nevada mining mogul Charles Forman planted his Valley ranch with orchards and named it Toluca after the Paiute word for “fertile.” By the late 1920s, Toluca Lake was on its way to becoming a bedroom community for nearby Warner Bros. and Universal Studios. Celebrity residents abound; among them was Bob Hope, whose widow, Dolores, still lives in the family compound. Shoppers can easily walk the retail strip on Riverside Drive, but there’s no public access to the namesake lake; it’s been surrounded by private homes for decades.

1. Sushi Yuzu
The always packed spot has many specials: fried Japanese eggplant with a shrimp and scallop medley, grilled lotus root with ground chicken skewers. But there’s nothing wrong with going right to the impeccably fresh sushi. The blue crab hand roll rivals the legendary version at Sasabune. » 10118 Riverside Dr., 818-763-8355.

Truffle-grapefruit and strawberry-bacon are among the dressings for the salads that patrons create themselves. The soups chalked onto the blackboard are the most seasonal of the offerings. » 10218½ Riverside Dr., 818-509-7790.

Pewter ware from local artist Tamara Hensick complements vintage spoons stamped with salutations like Cheers. We wanted the gold chicken feet, though we’re not sure what to do with them. Owner Paulanna Cuccinello took over the space from her father, Anthony Chimo, whose floral shop had been a fixture since 1948. » 10139 Riverside Dr., 818-508-7708.
